Longmont Market Update

The market in Longmont is starting to gain momentum. March is the time when people start attending open houses and have started their shopping for a new home.  The warmer weather has been helpful in getting people out shopping as well. We are still looking at a low inventory of homes for sale as we did last year. If you plan on selling your home this year, the market is strongly in your favor. If you are a buyer, you can expect a lot of competition when putting an offer on that home you really want. As a Realtor®, I can help you with strategies in offering the winning bid.

Comparing the 80501 and 80504 Zip Codes in Longmont, the graph below shows the monthly supply of homes available. This means that if no new listings came on the market and given the current rate that homes are selling, the current supply of homes for sale would be sold out in less than a month for both zip codes.  This is an indication that homes are selling quickly (often times under contract within a few days) and that we have a low inventory.  For reference, having a 6 months supply is the balance between a buyer’s and a seller’s market.  Having less than a 6 month supply favors sellers, or what we call a seller’s market.  Having more than a 6 month supply is a market in favor of buyers.  It is preferable to have a more balanced market, or closer to a 6 month supply.

The following graph shows the median sales price for a home.  Homes in 80501 are slightly more expensive, just shy of $10,000.  This is because 80501 covers areas of Longmont that are west of I-25, including the downtown and old town areas whereas 80504 covers west Longmont and Firestone.  Typically, properties west of I-25 fetch a higher price than those east of I-25.  Location, location, location!

Oak Meadows Neighborhood in Firestone is a Great Place to Live!

After talking with multiple residents in the Oak Meadows neighborhood, several common themes came up as to why they love living there.

First, they enjoy the quiet community.  Tucked just far enough away from I-25, they don’t hear road traffic.  Also, residents remarked that the neighbors tend to keep quiet as well.

Residents also like the sense of community they experience.  The neighbors are friendly and will help each other out if need be.  There are also many activities sponsored by the HOA, especially for younger children.  Activities such as the Annual Easter Egg Hunt, community yard sale and an annual community BBQ are ways the HOA brings the neighbors together.  The HOA conveniently keeps members up to date with their Facebook page.

Another great feature of Oak Meadows and the surrounding Firestone area is that you get more bang for your buck with real estate!  While residents have enjoyed appreciating property values, they tend to get more home for their money than their neighbors to the west, such as Longmont.  Living just east of I-25 will give you more for your money and easy access to the Interstate without all of the traffic that those may experience in larger neighboring cities.

Oak Meadows is conveniently close to I-25 which allows residents to get easy access to areas all over the Front Range and Denver.  Within the city itself, residents remarked that they like the convenience of having their own grocery store nearby (King Soopers) and a Home Depot.  Also nearby are several restaurants, gas stations and an American Furniture Warehouse.  Not only are these establishments conveniently close, there is also minimal traffic!

The Firestone area is continuing to grow so before too long it will be its own metropolis.  Firestone is truly a community in motion!

Things to See in Colorado: Grand Lake

One of the great travel destinations in the Front Range is Grand Lake, just over 2 hours from Longmont, Colorado.  There are many great attractions in the area such as hiking, camping, fishing, ATV riding and boating.  If you don’t have your own boat to get out on the lake, you can rent paddle boats or take a guided tour of the lake.  On this trip we took the boat tour out of Headwaters Marina. At $20 per adult, you get an hour long cruise around the lake with a thorough explanation of historic homes and information along the way.  I highly recommend it!

The photo is of a large bull moose we saw hanging out in the water.  At this time of year the moose likes to take his share of the gardens belonging to homeowners living along the lake shore.
